General Information
United Beach Vacations manages properties which are privately owned
and are furnished according to the owners’ tastes and certain
standards recommended by us. Most reservations are made by phone
but should you have special requirements in mind, we suggest you
visit the property prior to confirming your reservation. We do not
move or change rental units should you have different preferences
on the décor or color coordination of the rented premises.
We work for the property owners and will be unable to make other
accommodation arrangements after your arrival. Hours of operation are Monday-Friday 8:30 am to 5:30 pm and Sat and Sun 9am to 6pm.

Reservations
Decide on a property that will meet your vacation requirements.
Call our toll-free number and a reservationist will make a tentative
reservation. After we book a property for you, we’ll mail
out a lease agreement. You are required to sign and return the lease
with an advance rent of one-half the gross rent, a $45.00 reservation
fee and the travel interruption insurance fee. (Unless you sign
a waiver to delete insurance coverage.) The executed lease agreement
and required funds must be returned to United Beach Vacations within
10 days or the tentative reservation will be automatically cancelled.

Taxes
We are required to collect North Carolina sales tax and New Hanover
County accommodation taxes on all fees and charges. Although subject
to a change, the current tax rate is 13%.

Final Payments
Please mark your calendar and remember to send a check for your
final balance no later than 30 days prior to your arrival. If the
balance is not received, we will treat the reservation as a cancellation
and make every effort to re-rent the property to minimize your loss.

Last-Minute Reservations
Reservations made less than 30 days prior to your actual check-in
will require full payment at the time the reservation is made. This
can be done either by Visa, Mastercard, or certified payment that
should be expressed to us by any overnight mail service. The lease
can be sent to you and returned by FAX to expedite the completion
of your reservation.

Travel Insurance
AIG Travel Guard will be automatically added to
your advance rental payment. If you choose not to purchase the travel
insurance, you can decline it by initialing where indicated on your
rental agreement. This plan is optional but we strongly recommend
it. In case of unforeseen events, this travel insurance helps protect
your vacation investment. A brochure describing the coverage will
be mailed out with every rental agreement. If you choose not to
purchase this coverage, NO REFUNDS WILL BE GIVEN IN THE EVENT OF
UNFORESSABLE CANCELLATIONS INCLUDING HURRICANE EVACUATIONS. (See
Cancellation Policy). Currently, vacation insurance is available
for 6.9% of the rental cost. Travel insurance cannot be purchased
after your final balance is paid. Rates subject to change.

Cancellation Policy
In the event Tenant requests cancellation of this Agreement, Tenant
shall send written notice to Agent. Tenant will be in default by
material breach and will not be entitled to reimbursement for any
advance rent payment unless Premises are re-rented. If Premises are
re-rented, a refund of advance rent will be made less a $75.00 cancellation
fee. Agent will try to re-rent to minimize losses.

Group Information
We are authorized by the property owners to rent to family groups
only. No sororities, fraternities, prom groups, etc. To insure that
the proper “family vacation atmosphere” exists, the registered
guest must be 25 years of age or older. Those who misrepresent themselves
will be asked to vacate immediately with no refund.

Local Descriptions
To avoid any confusion about a property location, please note the
following. Oceanfront – indicates a property is on the Oceanside
of any roadway with a direct view of the ocean. Oceanview – indicates
a property is on the Oceanside of any roadway with a partial view
of the ocean from a balcony. Second Row – indicates a property
is located to the west side of a roadway, across the street from
the ocean and may or may not have any view of the water.

Departure Cleaning
Departure cleaning is provided; however you are expected to remove
the trash to an outside container, clean out the refrigerator and
wash dishes prior to your departure.

Arrival & Departure
All guests must check-in at the United Office before going to any
rental location. All rental units are available for rent by the week
during the summer months. Some units rent from Saturday to Saturday
and others are from Sunday to Sunday.
CHECK-IN begins at 4:00PM. Rents must be received 30 days prior to
arrival date. Since our office closes at 6PM, those arriving late
must contact our office to arrange for a late key pickup.
CHECK OUT is before 10:00AM. We adhere to this policy so please do
not arrive early or plan to delay your departure.

Security Deposit Limited Liability Waiver
Every rental has a security deposit which ranges in cost from $200-400.
There are two security deposit options available.
Option I: You have the option of purchasing the Security
Deposit Waiver instead of paying a security deposit. This plan carries
liability protection of up to $1500.00 for damage that results from
accidental damage due to your acts or omissions at a cost of $45
covering up to 30 days on one stay. Leases of 31 to 90 days cost
$50. Leases of longer than 90 days can not be bound. If a description
of coverage is not included with your lease, please contact Agent
for a copy. The plan does not cover negligent, willful or wanton
conduct. You will be responsible for notifying Agent of damage or
theft during your occupancy, or the plan will be void. Payment for
SDW must be paid when final balance is paid. If you do not purchase
SDW, you must decline by initialing the space on the reverse side
of your lease form. Tenant understands that Agent makes a commission
for the sale of this product.
Option II: Pay the security deposit and if the home is left
damage free, the security deposit will be returned 45 days from
checkout. You will be notified of any itemized damage charges and
the total will be deducted from your security deposit.

Discounted Rates
All rates shown on web sites or rate sheets reflect the cash discount
rate. Credit card charges will be subject to a 3% convenience fee.

Maximum Occupancy
Each rental property has a limited sleeping capacity. MAXIMUM OCCUPANCY
(strictly enforced) is as follows: 1 Bedroom is four persons. 2 Bedroom
is six persons. 3 Bedrooms is eight persons. Certain units of the
same designation will sleep less. Beach Houses have varied occupancy
limited by the available bedding. Exceeding the stated occupancy
will result in rental termination and the loss of all paid rents.

Errors and Omissions
Every effort has been made to insure that information contained
in this brochure is accurate but we cannot be help responsible for
errors, omissions or a late change in pricing. Prices are subject
to change.

Linens
A reasonably priced linen package is available for your convenience.
Included in your linen package will be sheets and pillowcases for
all beds, towels, hand towels, washcloths, kitchen towels, sponges,
and a starter basket containing dishwasher liquid, soaps, and other
products.
